The exact checklist I run on every deal before I invest a dollar. No fluff — just the five steps that separate a great cash flow investment from an expensive mistake.
Stop chasing the same overheated metros everyone else bids up. The best cash flow markets have three things: affordable entry prices, landlord-friendly laws, and a reliable tenant base. St. Louis Section 8 is a prime example — the Housing Authority pays a predictable rent on the 1st of every month, and you can still buy solid single-family homes under $100K.
Before you tour a single house, run the numbers. A good rule of thumb: aim for monthly rent around 1%+ of the purchase price. On an $80K home, that's $800+ in rent — and the deals in my portfolio clear $1,500. If the rent-to-price ratio doesn't pencil, walk away. The math is your filter, not your feelings.
A bad manager will quietly eat your returns. Interview at least three. Ask how many doors they manage, their average repair cost per turn, and how they screen Section 8 tenants. Get their fee structure in writing. The right manager is the difference between passive income and a second job.
Cash-on-cash return is what matters — not appreciation hopes. Put down enough to keep your payment low, but not so much that your cash is trapped. Local portfolio lenders and credit unions often offer better investor terms than the big banks. The goal: deploy the least cash possible while keeping monthly cash flow positive.
Your first deal is a system test. Once it cash flows and the manager performs, repeat the exact same playbook. Each door adds predictable monthly income that doesn't depend on you logging in, shipping a feature, or closing a sale. That's how one house becomes a portfolio that replaces a salary.
